Maharashtra’s urban landscape is set for another transformation as plans for “Third Mumbai” take shape, expanding the city’s footprint into Raigad district. Envisioned as a sprawling township within the Mumbai Metropolitan Region (MMR), Third Mumbai will span 323.44 sq km, with strategic proximity to key infrastructure like the Mumbai Trans-Harbour Link (MTHL), Navi Mumbai International Airport, and the Mumbai-Pune Expressway.
Smart, Sustainable, and Ambitious Third Mumbai
With the Mumbai Metropolitan Region Development Authority (MMRDA) leading the charge, Third Mumbai aims to blend smart city features with an environmentally sustainable approach. The New Town Development Authority (NTDA) will oversee the execution of the project. The project, inclusive of 124 villages from various planning areas, seeks to address the region’s burgeoning transportation needs while fostering economic growth and job creation.
Highlighted as a nexus for both IT and startup ecosystems, Third Mumbai’s strategic location between Mumbai and Pune is a key feature. Its proximity to major transportation hubs like the upcoming airport and JNPT promises to stimulate economic activity. Mega infrastructure projects such as the MTHL and Navi Mumbai International Airport are poised to revolutionise connectivity, driving demand for real estate in Third Mumbai and its periphery.
As the state government collaborates with NITI-Aayog to bolster Mumbai’s GDP, the vision for Third Mumbai emerges as a key player in this ambitious economic growth trajectory. With township projects like Marathon Nexzone in Panvel gaining momentum, investors are increasingly interested in this region. They see it as the next frontier for long-term capital appreciation, marking a pivotal moment in Mumbai’s urban evolution.
